Any HVAC guys on the OB?

I'm trying to figured out something and need a little help. (or a lot of help)
I had a house built about 2 years ago, with an unfinished Bonus room above the back of the house and one over the garage. I have pretty much everything i need (sheetrock, insulation, etc.)to finish the room on the back.
So my question is, if my existing AC unit will handle the 1 bonus room, i'll just finish it and keep the other as an attic.
If I have to buy a new unit, I might as well finish both rooms.
House is 2250 downstairs, bonus room im looking to finish is 400 sq ft. Existing unit is 5 ton 15 seer.

Main level avgs 10 ft, Bonus room is 9.

I think you would be ok. Usually figure 500 to 600 square feet per ton. Here is a link to help as well. LINK

This is about the max for a 5 Ton depending on a few factors.
Formula we use to calculate CFM: L X W X C.H.X 3.5 \ 30.
That number will give you an idea of the cfm you will need in your bonus room. Add that number to your existing and that will tell you if you need another unit.
Now that being said, you will want a separate unit for the bonus room. The temp will never be right if you use one unit unless you do a zone system. By the time you add in the return and zone system, your close to a new 1.5 Ton unit.
