Is it wrong to spy on people who are wanting to buy your house?

I have been on stake out, parked down the street from our house waiting to catch a glimpse of our first showing. It feels wrong but I got to know who is looking at our house. So far a no show.

act like an interested prospective buyer.

Who cares, as long as they buy it? I wouldn't care if it were drug dealers - as long as I was able to sell the house for what it's worth or more.

Both times I sold my home, I made sure my listing agent was there for the showing.

Why do you care who buys your house?
I could see staking out a house you want to buy, but I would sell my house to ISIS if they paid asking price.

I know a couple who was selling their house and bugged it to catch the conversations. They were shocked by what they heard the realtor telling the prospective buyers. She was going out of her way to point out every flaw and giving them ideas on how to talk the price down. It was a very old and big home. Of course the wiring and plumbing were not up to today's codes. They were furious but they couldn't say anything because she would have known that that had bugged the house.

Switch "spy on" with "observe" and it doesn't seem wierd at all.

Don't forget to release the deer when they're walking in the front yard.

Isn't that sort of the realtor's job?

This stuff would come out in the inspection anyway, so what's the problem? The realtor let the prospective buyers know ahead of time, so that it wasn't a shock should they submit an offer. I'd be mad if my realtor didn't tell me about these kinds of things, assuming he/she knew them to be true.
We sold our last house by owner, and after we gave the "tour" (it was only a 1300 sf house), we let the buyers wander around and we made ourselves available to answer questions.

Why do you care who buys the house.
When we sold our house in Houston, they had this website where it would list each time the house was shown, and the agent who did the showing could make comments. So we got to read what people liked and didn't like.
