October Home Sales

quote:

The biggest monthly gainer was Livingston Parish, where sales were up 14.7 percent from 109 to 125.

Ascension Parish also had a double-digit gain, with sales going up 10.5 percent, from 114 to 126.

East Baton Rouge Parish, which accounts for the biggest share of the market, saw sales drop by 6.5 percent in October to 348 from 372.

The median home price rose 7.5 percent in October to $183,698 from $170,858, a sign of the continuing strength of the market.

They'll be back soon enough. It's all cyclical.

It's only a matter of time. Plus I hear they have a 95 tap beer bar opening down town.

The majority of new BR property development is rental, show us a graphic of how many new rentals opened in BR and what the vacancy rate is.

Because people don't want to be locked in to stay there long?

There is nothing in your OP that supports your topic's conclusion, fwiw.

ETA: If anything, the graphic shows fewer people in EBR are selling their houses compared to last year. Meaning more people in EBR are staying put, not leaving.

Yeah. I made a huge leap, I know.

ETA: Did you see the "new listings" section of the graphic?

They'll move back when they realize that Guber isn't available out here in the country

Im currently building a new house in AP but live barely inside of EBR. In the 7 years I've lived in my garden home neighborhood things have slowly been going downhill. People leaving the neighborhood are apparently renting their houses to section 8 trash. The trash stays about 3-4 months then leave. New trash moves in... rinse and repeat. I'm tired of it.

Yes, they are down in EBR. That means fewer existing home owners in EBR are wanting to sell their house.

In AP the new listings are up. That means more existing home owners in that parish want to sell, as in LEAVE.

What's your point because I'm pretty sure you have completely misinterpreted the graphic?

And see mine.

Percentage of new listings vs. sales:

EBR: 60.5%
AP: 68.1%
LP: 73.5%

Where does it say that? You're forgetting about new homes built.
