Can someone explain to me Base Flood Elevation

Say your listed BFE is 8',
And your ground elevation on your lot is 4' above sea level.

Does this mean that I would have to build 4 more feet higher to reach 8'? Or does it mean regardless of whatever the ground elevation is I have to go 8' high?

Flood zones would be kind of pointless if it wasn't with regard to sea level.

You may have to go a foot or two, or more, higher depending on your regs.

You'll need to be at least 4' higher. I got screwed with this when they changed they flood maps. Two houses coming up beside me that are about 1' higher than me (small lots in neighborhood), so I'll get to hold all their water runoff.

Yes, you would need the finished floor elevation to match the BFE at 8'.

However, you also need to consider building above BFE for insurance purposes. BFE is typically based on a 100-yr flood elevation; some insurance companies will base their rates on the 500-year flood elevation.

You need to look at BFE relative to your site elevation using the same datum. I don't see the relevance of sea level.

EBR is 1' above BFE! So in this case you would have to be at 9' elevation a 5' increase.

If you build a pad that high make sure you give it a chance to compact and get a compaction test afterwards before building. Might want to consider post tension slab as well.

Make sure you have the same survey for BFE and whatever your stated ground elevation is...

The definition of "sea level" is dependent on the survey.

Not exactly. It's based on the NAVD88 since sea level is not consistent.

Finished Floor Elevation needs to be 1' above BFE

You're looking at the relativity of your lot elevation (4') versus Base Flood Elevation OF YOUR LOT (which according to you is 8')
From your 4' elevation, however you get your finished floor elevation to 9' is up to you.

Now this 1' above BFE requirement is in Ascension mind you, i'm pretty sure the same goes in EBR and Livingston.

All elevations are taken from the same datum (NAVD88). If your property is at elev. 4' and the BFE is at 8', then your property is currently 4' below base flood.
