He's 79? I thought he was older than that 10 years ago.

At that price in WY for 276 acres either he needs immediate cash, or there's something they're not saying-no road access, no electrical right of way, no water, something.

Yeah so he was only like 50 in Cocoon? That's not old enough to wrap yourself in a cocoon like that.

The lands values up there vary tremendously. You can find large tracts of land for 120 an acre all the way to 60000 an acre.

1.25M isn't that much money. Particularly for a 275 acre piece of property. But I wouldn't want to live in Nowhere Wyoming, even if it is beautiful. And apparently no one else does either, otherwise that much land would sell for a whole lot more.

I didn't think so few acres constituted a ranch. I expected to be 15,000 plus or something. I guess there was t that much money in selling oatmeal and life insurance on tv

Only like 4.5k per acre, not including the price of the houses. Doesn't seem too bad of a deal.

The IX ranch is on my dream ranch list. One of the best out there. There is one in New Mexico that is like 2x the size of the IX but mountains. The IX has some good stuff on their FB page as well.

Straight farmland in SWLA is 2-5k/acre. And this is land without good hunting
