Going check out a piece of land in Hinds county tomorrow advise?

My dad and I have been looking for a good piece of deer hunting land in Mississippi for about 6 months now. We are going to check out a little over 100 acres in Hinds county not to far off of Big Black. Anyway, anyone know much about the deer hunting in that area? My dad is a very very picky sob so I'm not saying we're going to pull the trigger on it because if the oaks aren't big enough or any little thing bothers him we won't be getting it, but we are interested.

research as much as possible about the neighbors who border the property in question

- large tracts or small acreage owners
- are your neighbors : hunting club , private property, leased land
- location of nearest residence where someone actually lives
- does the property border agriculture land that you can possibly lease for hunting rights


IMO, neighbors are VERY important and can make or break a land deal where several hundred thousand dollars are involved

Anything along the Big Black is good land. We hunt north of there. Pay attention to how much is river bottom cause when the BB floods it can limit the access.

It appears to be far enough off big black to not worry about flooding. It supposedly hasnt been hunted in years and they just put up a bunch of gates and cleaned it up making some nice sized food plots and put 3 box stands on it to help sell it. The aerial view shows mostly all woods all around it.

I would think it being that close to Jackson that it would be at a pretty good premium.

I've been hunting on land near Byrum on the Pearl River, lots of deer and hogs.

If you can't find deer in MS then you're just blind. I've seen them in the city limits of Jackson near downtown on a regular basis.
