Looking to build in Lafourche area.
I've been checking out Schumacher. What are some other good affoardable contractors that are willing to build on your own lot?
Any experiences/help/advice would be greatly appreciated.

Go to a few local lumber companies in that area and ask them. Get bids from at least 3 contractors.

I have not used them myself but had to listen to a coworkers nightmare with them. From what I understand their salesmen are much more talented than their contractors. Again this is second hand info but I would run far and fast away from dealing with them.

This is what I think happens with people having a contractor build a house for them. Go look at the fit and finish of some houses he has built,if you like him as a person and think you can deal with him for six to nine months,go for it. The chances of you liking him at the end will be less than ten percent. This doesn't mean he didn't deliver on the house, but most people have never been through the process of having something built from the ground up. As a person most of what we buy comes in a nice pretty package and we just pick it off the shelf,we never get to see the building process, this will be the first for most and most don't like it. My two cents. Good luck.

We built last year and subbed it out ourselves. We live in a very rural area and there are not alot of bonded/insured tradesmen. We went to Schumacher in 2012 and like the idea but you can spend alot of money getting what you want.
We ended up dropping that idea and getting qualified subs to do it ouselves. It was a long, hard, and aggravating process but it was well worth it in the end.We got the exact house we wanted.
If I was you I would find a local GC that has a good rep and go that route. You will get a more personalized home that is built to your standards.Schumacher deals in volume and you will be a number to them.

The problem my friend had with Schumaker was they used the lowest bidder for everything and failed to supervise them properly. It was a nightmare that needed lawyers, court procedings, and another builder to fix the problems. This was not a perception problem or due to inexperiance of the homeowner as some have suggested, it was structure and fit and finish issues you should not have on a $350,000 house. His house was built out of the Shreveport office and in a very rural area close to monroe so the BR office may be better. I personally would avoid them if I had other options.

I'm looking to build in the Mathews Lockport area.

Thanks everyone, I'm reading online about nightmare after nightmare situation with them.
Gonna avoid that route.

What about cretin homes or Townsend?
Or should we just start shipping local contractors only?

I would find a local, reputable GC with references. Somebody with a good rep will gladly show you homes the have done and let you speak with past clients.

My old man was a sub for a few Schumacher houses. It was a nightmare. They beat the contractors to death on bidding. Then change orders are out of this world. When all the work is done it takes forever to get paid. I know that is not the problem of the owner but when other subs start doing shitty work it makes it harder on the good subs who are trying to do things right. Very Frustrating. My old man just stopped doing their work after is contracts were up.

Joe at Townsend will take care of it. Cretin is okay, but ask around and Townsend will get the better feedback.

Wesley Bland has the best marketing campaign in the area, he'll likely put a sign in your yard even if you don't use him.

hard to answer w/o looking at your plans and specs. any builder that offers a price before getting that basic info is a "light weight" imo

I work for Schumacher in BR and I assure you we don't use the lowest bidders. Also there is only one person who complains about the BR office and his house was built years ago by a completely different group of people. As for the paying whoever's dad, we have a very specific way to get paid for subs. If you follow it you will get paid quickly. A lot of subs just do not turn in what they are supposed to in time in order to get paid quickly. However to your dad's credit I think sometimes processes could be explained better and maybe bent a little to help a sub out. We have a 91% satisfaction rate with our customers and yes it is a real statistic and quite frankly that is very good. I had a customer that was disappointed the other day, yet I sold two houses from showing her home. We can't help it if someone chooses electric blue walls in one room and neon green in another and then expects us to reprint the whole house for free. If you want to go look at houses that are currently being built I will gladly go with you. The Shreveport office has had some issues in the past but the guy that they brought in about 6mo. ago(Gene) was brought there because he has been vey successful elsewhere.

Schumacher in Shreveport built our house. I can't speak for the other branches but there is ABSOLUTELY no way I would ever speak highly of this bunch. A new general manager was hired right after our house was completed and we have a busted tub, warped sheetrock, no grout under edges on tile, warping flooring and seams are visible enough to tell complete sheets of sheetrock in the ceiling. Schumacher refused to warranty any of it in the one year warranty as they were supposed to.
