North Gate developments show signs of gentrification

In December, houses on Alaska Street were torn down to make room for a luxury high-rise apartment complex, a trend that reflects changes in the area.
Baton Rouge realtor David Engle sells homes in the North Gate area of campus. He said Baton Rouge started in the north, along the water, and as the city grew it expanded toward the southeast, explaining why Old South Baton Rouge is located in the northern part of the current city spread. In the past few years, Engle said the area has become an economic hub. With increasing development, more students and residents want to live near campus on the north side.
“In real estate, location is pretty much everything,” Engle said. “The north side is starting to become the luxury.”
Because gentrification is such a broad field of study, sociology professor Michael Barton said the situation in the North Gate area is closer to “studentrification” — revitalizing a new area for college students to live.

That is what someone will come up with before this is over. So I preemptively call BS on people complaining about tearing down shacks to build decent housing. If you "can't afford" to buy or rent decent housing then get off your arse and get a job so you can.

Hopefully along with this development we can get a music/bar scene that LSU really deserves to go with it.

Yeah, you hear a few low life folks bitching about all of the neighborhoods in N.O. going through gentrification, but I think even most of the black people are telling them to STFU.
It really is an amazing thing to see stuff like this happen near where you live.

I think the term “studentrification” adequately explains what's going. LSU is one of the main engines that drive the Baton Rouge economy...maybe the main engine. A growing university means a growing Baton Rouge. Developments like this will serve to attract even more students to LSU.
It's a win-win for the whole community!

All of this would be happening regardless, but the Nicholson Gateway Project and the new Water Campus is speeding things along....
