Can an apartment complex deny based upon 1099 rather than w2 income?

I am subcontracting through my personal corp with another firm and I receive 1099 income. I applied for an apartment and they are claiming I need to provide paystubs that show taxes being taken out, etc.

That doesn't make sense to me as I am on 1099 income rather than w2 income.

Does this make sense to anyone?

1099 is gross income. W2 and tax returns show net.

I know that, I'm saying they flat out refused to take the check stubs showing the 1099 income. I thought apartments could not do that. Am I missing something?

Some people don't understand how a 1099 income works.

Instead, tell them you are self-employed, and see if they give you a different answer. Remember you are probably dealing with a pretty uneducated leasing clerk who only knows how to follow the checklist which asks for pay stubs.

Offer to show them your tax return, etc.

This.

That said, an apartment complex can deny you for pretty much any reason they want except race, gender, etc.

There is no discrimination against 1099's law. They can deny you for any reason not protected by law. If you are a white male, you basically have zero recourse with the law.
