Selling my house

selling my house in DFW and went on the market this morning and we have had 8 showings today and already 2 offers.

im starting to think we put our house up for too less but our realtor said its a good problem to have.

should I ask for more now? can you raise your price once its gone on market?

Yup, somebody mis-priced it.

Ask for highest & best offers from the two offerors. Give them a chance to up the offers to more than asking price...

It's fair. Same floorplan in our neighborhood is listed for 20k less than ours so we couldn't go too high. This is already very high for our neighborhood

Closing on sale of my place in April and had a similar experience. Market is crazy. Where I was looking to buy decent houses almost all sell as hip pockets and don't even hit the market. Makes buying a huge pain.

Yep, you get $2000.00 more that's a good chunk of money, but the selling realtor gets additional $60 bucks, they could care less. All part of the myth that a realtor will get you the highest price.

Probably not. Fair market value in a hot market and it's flying off the shelf? Color me shocked.

Guess they could have over priced it and had it sit 6 months in a hot market, only to have the offers come in that you're getting now, allowing you to pay 6 months of interest in something you don't want to be in.

Then you could have the posters come here and tell you you're realtor doesn't know what they're doing cause no way you should sit on the market that long in your location, or get these low ball offers when it's worth more. They're costing you money on the interest payments and holding up your plans to move. And should you get 20k more and it's contingent on financing, appraiser would surely just push it through underwriting.

Looks like you've got a multiple offer situation, where buyers know they have to bring their best offer to get your home, and you'll get way above asking due to the pricing of your home.

Edit: fricking realtors.

Correct. Realtors business is not built on referral. After the sale of dt's home, that realtor will cut the cord with him and could care less about his referral potential.

Put our house on the market Tues afternoon last week, 1st (2) showings Wednesday morning made list offers.

We were in the same boat last week. Sold the house at full list price in 3 hours. I don't worry a bit about if we could have gotten more. I'm happy with the price and we listed it above most other comparable houses in the area.

Sounds like it was priced on the high side. You need comparable sales for it to meet appraisal. Hope it goes well for you!
