Build In Harveston or Buy In Woodridge?

For the past few months the wife and I have been looking to upgrade into a 4BR home as our family is starting to grow. We've been looking in Harveston (new development down Bluebonnet), but very skeptic because we don't feel like we're getting the bang for the buck.

We are trying to stay as close as possible to $400K as possible, and with that in Harveston, we can basically get a 2,300 sqft home with really no yard (but you do have very nice neighborhood amenities). Whereas in Woodridge we could get a home close to 2,800 sqft. with a yard.

What says the OT about these two developments? Will Woolridge retain its value? Will Harveston increase in value after Wampold is done with all of his developments?

Yeah, I've always been pretty skeptic on building below Highland...and by Gardere. Just seems like that area is starting to come around, and on the outskirts of BR. Also seems as though anything Wampold touches is gold. So, no faith?

Harveston is way over priced. Looked into buying a lot in there several months ago.

I am in no way a fan of zero lot lines with 2 kids, regardless of the amenities. It is nice though if that's what you are looking for.

Woodbridge. By the new hospital. Interchange on the way. Pecue becomes major road.

Yeah, those are definitely things that I've been thinking about. It also appears that they are making a new entrance into Woodridge.

What I am curious about is what Wampold has planned for the other side of Bluebonnet...because those are also potential good things to make the property value rise.

But I do tend to agree that Harveston is overpriced. I just like the idea of it all, I guess - but I don't want to be part of the next Spring Lake.

I dont think Harveston will ever be anything like Springlake. It has a defined architectural style you have to abide by to build, and the houses will be more like and above the sizes in Fairhill than Springlake. Will be much nicer than both IMO.

The other side is suppose to have a strip mall, church, school, and grocery. If you call the realtor lady on their site or some of the builders they can tell you all of that. You can only use one of their 5 builders approved to build in there.

Yeah, we met with two of the builders...and if we decide to build, know which we would go with. All of the houses seem very nice...it's just the lot size that you give up - the houses seem very close together.

Growing up in LA, I've always enjoyed a yard, so if we decide to end up building in Harveston, I'm going to have to get over the fact that I won't have much of a yard, but instead have walking trails, lakes, a clubhouse, and 600 acres of nature preserve. Just trying to think of what my kids would enjoy most really...and I also have two dogs (lab and beagle).

Harveston no way, smaller lots, most are 2 story, worse location and construction. Narrower streets and R/W. One entry/exit, only to Blueby.....

Will the HOA every take effect and will the trails, pool etc ever be built ?

Ask your realtor the total number of sales, and number of current listings in there.....

HOA fees are $750 yr. There will eventually be another entry/ exit, but some of the builders are even saying they are expecting this to be a long arse project (between the houses and development that Wampold has planned across the street.

Main concerns are whether these areas will sustain their property value. Obviously Harveston is a new project which is TBD. And I'm not familiar with Woodridge.

fwiw all those houses in Springhill (i think thats the name) on Bluebonnet have done nothing but retain value and go up. It really just depends on what you want. I think values will likely hold and increase in both places. i use to live in Nicholson Lakes and those things sky rocketed in value over the years, mainly thanks to Katrina.

I like the Harviston Development, but I am a person that favors getting in early in new developments as long as they are run by competent folks like Mike Wampold. I think it boils down to what you really value as necessary. Personally I want a house and yard, especially if I have kids.

I am also looking for a house and had not heard of woodridge before mentioned here. I have been to a house here not knowing the name of the subdivision. I also just looked up the 10 or so houses for sale on cj brown. I like the location but every house looks the same and has a front garage. The front garage is a deal breaker in my book. I have my reservations about all the new developments in BR.
Harveston - great developer but zero lot lines and that close to gardere bugs me.
Rouzan - developer riddled with problems and way over priced
Longfarm - another good developer but he panicked and sold a ton of lots to dr horton. But a location I like alot.
not that many options for new with a yard and not sure i want to spend 350k on a house and redo the entire inside

Rouzan was at 230 per sqft and that was base. Without any "upgrades"

Harveston is at least about 175. Lots are small but the amenities seem like they might make up for it, and for pretty low HOA fees. A few of those things already built but its a toss up if all of them happen. Just not sure how a place like that can drop dramatically in value

That was exactly my problem with it. SBR is pricy, but nothing close to 175 psf. OP's $400k for ~2500 sf is pretty accurate for SBR. Woodridge is cheaper though from what i've seen.

I live in Fairhill right now and we are looking at Harveston as well. We love the area because you are sort of on the outskirts of town, but at the same time close enough to all the amenities like Perkins Rowe (Fresh Market etc.). When BR traffic has a major breakdown (like when all the interstates closed due to cold weather), you can just take River Road or Nicholson to avoid it. I grew up in the country where we could leave our front doors unlocked, so the thought of living that close to Gardere really bothered me, but it really hasn't been an issue at all. There are plenty of family's walking every day around the neighborhood and its been a great starter home for us.

As for Harveston, I assume you know of all of the amenities (walking trails, gym, farmers market etc.). We talked to the lady in some of the homes that were having open houses and expressed our disappointment in the yard sizes and she told us that the lots in the back are actually bigger and do provide you with a yard. Its just those houses in the front that supposedly have the tiny piece of a yard that is barely large enough for a BBQ. Also, when you were standing in the living room of one home, the second story window of the next home had a clear view of anything you were doing, which is disturbing. On top of that, the open house lady was pretty rude.
