I have a set of house plans that I really like. The plan currently is 4 bedrooms, 3.5 baths and 2,900 sq feet living. How hard would it be to reduce the size to 4 bedrooms and 3 baths, with smaller rooms and approximately 2,500 sq feet of living space. Also, what would the cost be to alter the plans?

I don't know the answer, but you are describing my previous house almost exactly.

Depends on the architect or designer. I would think anywhere from $1 to $2 a square foot.

400 sq ft is a big number. I think you'd be better off getting rid of a bedroom.

Doesn't really matta, you gotta have it. Probably at least 3/4 the cost of the initial plans.

The company that did our plans altered them for a couple hundred bucks. Don't recall exactly, but it was fairly cheap.

Are the modifications viable? You're getting rid of a half bath, so not sure how it's positioned. Moving walls is fairly easy.

As above that should only cost a couple of hundred and is design isn't changed too much it's fairly easy to downsize.

I'm an associate architect in BR. Contact me and I can either help you out personally or point you in the direction of someone that can do the work for you in LC

It all depends what kind of formatted plans you have (PDF / DWG)

Build the bigger house. You will be glad later that you did.
