Signing the original contract and putting the deposit down today! Sinking about $52k into the renovation. Pumped.

Congrats! I had my offer accepted on my 1st home approx 9 months ago. Lots of hard work but very happy.

Yeah it's a homepath property that I'm basically gutting. Excited about getting started!

Mine was a foreclosure back in 2010 that was renovated and i bought it 3 years later. Most of the work was done, but it has still been alot of hard work. I was never the most handy person when it came to home repairs, but I can say that I am getting a little closer to being handy every day...thanks to the internet, youtube, etc.

Not to rain on your parade, but I just backed out of the contract on our first home because the seller was being an insufferable count over some issues with the inspection. You're not out of the woods yet.

ETA: If you're gutting the house, you likely won't encounter the issues I dealt with, but good luck to you regardless. Buying a house for the first time is a pain in the arse

Yeah hasn't been the most fun process ever especially being a Fannie Mae deal. A lot more hoops have to be jumped through. Thinking it'll be worth it in the end.
Also, with a foreclosure, what you see is what you get. So not many extra clauses can be added.

If he's buying a Homepath property then more than likely he is buying the house as is. No repairs will be made before closing.
