What's the first step in selling a house?

I inherited my Grandmother's house in 2012 and I have decided to sell it. I'd rather not for several reasons but finances dictate that I do.

I am completely ignorant of how real estate sales go. Do I have it appraised first? Should I sell it myself? Call and agent and go from there?

The house isn't worth much as it is old and falling apart, but it's on 2.2 really nice acres in Folsom. I'd only like to get $50,000 or so from the sale I just don't know where to start. Thanks guys.

Ask some of your friends for what to expect.

I'd pull the tax records and see what the house/land is assessed for. Then I'd ask a local realtor what they think property is worth. Simple logic says if you'd take 50k but a realtor can get you 55k, then you'd make more having someone doing all the work & paying a commission. Flip side is if you'll have capacity to do the work and think you can get the 55k without hiring realtor, go for it.

Thanks for the info, that looks like a hell of a lot of work. I built my own homw so I don't even know how to buy one.

Kind of what I was thinking. I'm adding on to my own house right now so I don't have the time to mess with all the repairs.

60 yrs old but was built with wood from an older house.

I'm probably not interested in it, but since you're thinking of selling, it might be just what I'm looking for.

Don't go "out" too far away.

There is only a small chance I will like what I see in the photos. It's a long shot to say the least.
