How to fix a leak on a flat roof...

I have an older rent house with a seperate garage that I still use as storage for myself. I've replaced decking/shingles on a regular/pitch roof, but never this type of flat roof.

The garage has multiple slow leaks now so I'm going to go ahead fix it before it gets too bad but I climbed up there the other day and wasn't expecting a gravel roof.

What is typically the second level of a gravel roof? Mopped on tar? Tar paper? And like they say they don't make em like they used to so it is decked in like 2x12 solid oak. Some of it is starting to is probably the worst part.

Haven't decided if I want to patch fix it (if that is possible) or just go ahead and redo it with rolled shingles.

Tips on what to expect/repair suggestions?

I think you can re-tar a roof like that a couple of times before pulling it up for a fresh start.

I'd figure out a way to put a cheap corrugated galvanized roof on it. Maybe build a small A-frame (12" or so) on top to put the tin on. I've never known a flat roof of any age that didn't have a leak.

best option in S LA is to build a pitched roof of no less than 2/12 over the existing flat roof.


next option assuming the structure is intact and not rotted, is to simply over roof with roled roofing and tar at all seams. This assumes the flat roof is not attached to a pitched portion of roof on the house.

I have a flat roof in a small section of my house. If you are just waterproofing it, you can mop it over with cold set tar. I've done that with success. If it's anything more than that, or if you need to correct the grade of the roof (pooling water), you will be well served getting a professional involved.

Remove the gravel in the spot and possibly the gravel guard at the edges to re-mop tar over the hole. Once this is complete, replace the gravel and you should be fine.

If its just one or two spots, I've used the roofing patch that comes in a silicone type tube at lowes or home depot. It's a tar like material that's easy to spread if it's fairly warm outside and sets up pretty quick. If you have major problems I know nothing about flat roofs and would prob look at raising one side a foot or so and putting metal on it to make it slop one way. I'm not a carpenter though, I rig stuff

Any pitch at all? It is sort of unusual to see gravel on residential, but happens. Sorry to say, to do it right you would want to scrape off all the gravel. Not fun, but hey, at least it ain't summer!

Or, as a bandaid, try to pinpoint the leak, and tar/cold patch that specific area. That may buy you some time. I personnally would scrape the gravel or tear off ALL overlayment including gravel, and check out the sheeting prior to starting over with felt (tar paper) of about 40lb, and then roll roof that SOB....

Probably the most expensive huh? I would have to build trusses on that option right?

Edit: Although a slope to it would be the best option no matter what I'm sure.

Guessing, 15x20. A decent size single garage. Hard to describe but there are three garages connected to each other. A single, then a large double (a wall separating the two). With an upstairs appartment above the double garage on the right.

So...they are connected with valleys separating.....? take a picture....we'll figure out how to fix it or make it collapse!!
