Make sure you tail the hell out of the inspector. I wasn't there for mine, and got rooked to the tune of almost $5k worth of stuff that needed fixing. Probably gonna find more shite along the way too.

not to highjack the thread, but my favorite customers are first time buyers. i get a sense of satisfaction on those sales. the guy has usually worked hard to get where he is and the wife is happy, happy, happy.
mater of fact, if i know ahead of time it's their first house purchase i usually leave a bottle of some wine for them. help the guy out on a "proper move-in".
