Many/Toledo Bend Property value questions

My grandparents bought 2 acres of property with access to the water back in the 70's and put a 2 bedroom 1 bath mobile home on it for about 10K. I eventually inherited it awhile back. I was looking today on Zillow and noticed that the property value estimate was listed as $550,000. I know this isn't a set in stone value, but was wondering what made property values skyrocket. It's not one of the upscale neighborhoods, as most of the other properties have mobile homes on them as well. The property is located on Ridge Row past the Old Mathews Lakeview Lodge.

It's only worth what the bank tells the prospective buyer it's worth.

zillow also says it was worth 6.2 million back in 2009....

Zillow is ridiculously inaccurate, especially in rural areas. I wouldn't trust property values you see on that website anywhere to be honest.
