You mean a contract? I don't see the point of an offer form if its just the two parties involved.

"Hey buddy, I'll give you xxx for it."

"OK man, I'll get the title"

Thought about doing just that, but figured I should have some type of contract.

Go to the baton rouge real estate association website. They may still have one up.

My offer was verbal, but the contract was a whole different animal. I did put down a cash down payment and made him sign something to demonstrate that

Thats a really good form, make sure to make contract contingent on financing & appraisal. Also in special stips section check to make sure you ask for survey & make sure not in flood zone.

If financing whatever the agreed price is id pay 5k more and ask for 5k in closing cost. Appraiser shouldnt balk at 5k and you can save your cash at these rates.

That's the mandatory form all real estate agents in the state of Louisiana are required to use when dealing with residential property...not land. However, you could tailor it to suit your needs when dealing with land but it has verbiage that doesn't typically apply to land sales.
