Choosing a Realtor

Any tips on this. Looking to purchase my first home and will be picking a realtor in the next couple of weeks. Short of any referrals or personal acquaintance, is there a best practice to choosing a realtor? I know it's personal preference (young, old. Male, female, etc) but wondering if I just call up an agency and say I need someone. I've read some online reviews but those are all the same and probably not even true.

Why can't you just look at listings online yourself and then do the research on the home?

Nowadays a realtor basically shows you a home and gives you a printout of the online listing. From my experience, I have been more informed on the details of the houses I've been shown than the realtor.

Unless you are looking at properties out of town and can't see them for yourself, I don't see the value of a realtor in today's world. Especially as a buyer's agent.

He would pick a realtor because he won't get a discount when buying from another realtor and he will have someone looking out for his best interests. If you don't have anyone to give you recommendations, try asking your loan officer or a title company on a recommendation.

Main reason to get one would be to handle price/offer negotiations, set up title work, etc. stuff that I know very little of as a first timer.

I've done the research online and know pretty where and what I want. I'm just looking for someone to handle the transaction for me

why not? the seller pays realtor fees. Plus he would have someone to look after his interests.

I would choose a realtor based on recommendations from friends and family.

Are you buying in the BR or surrounding areas? If so I can recommend the realtor that helped me. He was awesome. Got me a steal of a deal and he knew his stuff.

You need to check around with the locals. Find out which realtor is honest, fights like a bulldog and wants to put you into a home that suits you best, regardless of the commission.

Don't use someone that isn't referred to you. Shitty agents are everywhere. There are some that are lazy and will try to sell you on a house you don't want, b/c they don't want to spend the time with you. Also, others will only try to sell you the houses they have listed. As someone else mentioned, get a recommendation from a friend, loan officer, etc. A buyer's agent would be a good fit for you.

I wouldn't do this. Most agents know certain area better than anyone else. If I were buying a house in mid-city, I'd use a different agent than if I were buying a house in Sherwood Forest.

If you want, you can probably get some decent recommendations on this board.
