I have hunted on plenty of family/friends property/lease but I have never had my own share in a lease. I have an offer to join but before I do what basic questions should I ask/investigate besides if the hunting is good?

If money is an issue ask about additional expenses. Last thing you want to do is be surprised by having to come up with your share to rent a dozer / put a new roof on shared camp/ etc.

Is it common to tour a property? How many hunters per acre is common? How far in your experiences is too far to drive? It is a dove, deer and some creek, pond duck hunting in east-south east Texas... Excuse me I am "green" when it comes to these things.

yup.. How much per year? How many other members? Ask for the kill sheets from the past few years. Talk to people who are already members and see what they say about it. Theres tons of questions it all just depends on what you are looking for

Simply ask for all of the rules, review them, then create your list of questions. The new guy always gets the shitty spots, so factor this into your plan. Can you hunt the other stands when they're not there? How do they feel about both kinds of music blaring around a fire at nights? Does Greenjeans or Wophead Dolly ever use the place as a lover's hacienda in front of game cameras? Does anyone in the lease own a judge or a 308? Do they kill every snake they come in contact with?

Depends on if you can set up a trailer out there to stay the whole weekend or not.. For just a day trip I wouldn't drive longer than 45 minutes... If i was staying the whole weekend, 2-3 hours.. everybody is different tho.

I'd def ask to tour the property. Do you know how many acres it is? Depending on the density of the vegitation and layout but 50-100 acres per hunter is the norm in high pressure areas You drive time depends on you personal situation. Family at home you'll be leaving behind, camp situation, etc. If you can go stay a few days at a time each month then several hours should be bad Ask questions and don't be afraid to stand out as a noob

My wife got me on a lease for next year. I had the opportunity to hunt it, and even killed a doe. They have 50+ members, and I have 150 acres to hunt. My drive time is 15 min from my house. It was $1500 for the first year, and $800 every year after that. Granted, it's my wife's uncles land, so I'm not sure if I would have been able to hunt it anywhere else.

Agree, I like the rule of drink all you want, hunt all you want, just not together. Try to hunt there as a guest before joining if possible
