I'm the landlord, I've accepted an application ...I'm good with these people without meeting them face to face (my people did it for me)... How do I ensure this is a legal document in terms of notarizing, mailing, etc ...or is it even possible ? Thanks

Send them the application and have them return it to you signed and notarized along with a deposit. Have them also send you a copy of their drivers license.

What he said. Tell them the agreement will be enforceable once they've returned a signed original to you with the required deposit. You can then complete the instrument, send them a copy, and you're good.

If they sign the lease, they can fax it back to you or mail it. You don't need it notarized. If it's a standard lease agreement, it is enforceable if both parties agree to terms and sign it.

ETA: I don't know if TX lease agreements need to be notarized.

Lots of realtors are starting to use docusign, but if just a one time need for particular transaction it's not worth it.

I've been seeing this used more and more frequently as well.

I saw this for the first time last week when my insurance company used this for me to e-sign my car policy.
