Air Conditioning Cost

looking at buying a new house and I am trying to figure out the cost of air conditioning the house. My buddy thinks it will be insanely high but I don't think it would be to bad. It is 2200 sqft with 14ft ceilings in the woodridge (Baton Rouge) subdivision. Also, It claims to have high energy foam insulation. What kind of energy bill do you think I am looking at to keep it comfortable with other normal energy uses.

If it's electric heat and cool, I'd say that is probably a pretty good guess.
Our house is 3250 sq. ft. with 12 ft. ceilings, insulation in all exterior walls and attic, and we are up over $300 during the hot months of the summer.
We have gas heat, and don't keep it on too high during the winter, so it's not bad then.

I just paid my electricity bill. I have 3150 living, reg. Insulation, I believe 13 seer a/c, 18 ft ceiling in living room, and we keep it at 73. Our bill was 291.57.
I also have 2 units(don't remember the tonage).

I have a 3,200 sq ft house and mine runs around 200-250. We usually keep it around 78 during the day and then around 72 at night. One thing that has helped is shutting the vents off in rooms we don't use until we have guests.

alright sounds great that is what I was thinking. What percentage of the asking price for an offer is good to start at? The house is listed at 299,900. It is 2200 sqft.

Do you have an agent? They should be able to pull all the info you need to help make a decision. But you'll bid low they will counter and then you'll counter and then you'll meet in the middle.

Drive around and see what other houses are selling for per square foot. If you are dealing with a Realtor they can provide you with some.
If it has only been on the market 12 days they aren't going to take a low ball offer. If you really want it I would offer maybe 10 - 15k less than asking (assuming it is worth that).

14 foot ceilings are gonna eat up some air. I'd say between 250 and 275 averaged over the year.

3285LA, got a 405 bill from July in mid August, that was the first time over 400 for summer months since bought the house in 1996. About 3/4 years ago when natural gas was over 14 per however many cubic feet, and it was very cold in BR for a long period I had a 402.00 bill in the winter months. I have two central A/C and two natural gas furnances. In the winter months it is the fuel adjustment that is the killer.

I have 2600 two story, no tree cover, with spray foam and a pair of 21 sear a/cs. Electric everthing, 10' first floor, 9' second and average $154 a month over the course of a year...
