Cost per Square foot for addition

looking to tie in a 750 square foot addition to home. This will be new....not taking in a garage. Will need to pour slab, tie into existing roof etc.

What are you adding? Expanding Kitchen? Master Suite with New Bath? Need more info to lessen the range.

There is no way an addition should cost $150/SF. Even if he is adding a bathroom or kitchen, it should be way less than 150/sf.

Yeah, that 150/sf has to be a joke, even if it was a bathroom or kitchen deal. That is $112,000.
New work is alot cheaper than a major renovation.

As a general rule of thumb, a basic house (nothing extravagant, but not a plain box) cost roughly $70 a square foot, something extravagant will run you $100 to $140/SF.

Renovations can be tricky because if all you are doing is adding open space (bedroom or office), then it will cheap per SF, but adding plumbing (bathrooms) or a kitchen (lots of cabinets and appliances), then the price goes up significantly.

yeah, guess again. I priced to a reno to my house - which only included adding a 2nd floor without having to raise the roof line. $125/sf easy - that included no additional slab.

Also have a friend who is a builder who laughed when I asked if I could get it done for $75/sf (which is what I was hoping for too - LOL). Another friend is doing a reno right now and it's costing him every bit of $150/sf.

Sadly you can do it cheaper if you start from scratch - renovations are not cost prohibitive.

Dude, have you built or renovated a house recently? You're not building a new house for $70/sf unless it's a shotgun house with zero amenities. $100-$140 will get you a nice modern house, but hardly anything extravagant. And 100-140/sf doesn't include the cost of the property.

If you don't believe me go price one out or talk to some builders.

I am just having a hard time believing that it would cost $112,000 to add a fcking bedroom or something like that to a house.

I have also heard though that you aren't doing new construction for less than $110/sf anywhere, so I am not sure where the $65/sf is coming from.

It's going to depend. I'm not telling you everything is going to cost $150/sf, but that's a general cost for a reno. It may only take $115/sf depending on what you're adding.

If there's a bathroom involved, I'd say no less than $125. Also is going to depend on the total SF added and the construction materials being used.

Don't kill the messenger bro, I was planning on adding on last year until I started getting prices back.

where did you get that $112,000 number from (150X750)?

If so 750 sf is one hell of a bedroom. Adding on to a house could easily cost $150sf if done properly. We aren't talking about Jethro enclosing a garage with 2x4s.

If Master Suite (BR, Closet, Bath) won't even get you blacked in......

Just completed a "A" grade master suite addition, 817 sq, ft, Hardwood Floors with Stone in Bath, $136,500, at what amounted to an 11% margin. Client was grateful completed under $150K.
