I've come across a piece of land I'm thinking about buying but it would have to have some clearing and dirt work done before I built a house on it. I'm not looking to build anytime soon as the house I'm in is new. I'm just looking for some land to build on in the future as my last home.

Anyway, the land is 3.2 acres and completely wooded. I walked the property briefly and there's a mix of mature pine and hardwood, mostly hardwood. I would like to clear about 2 acres of it and leave some woods on the rest. What steps do I need to take to get this done? Would anyone bother cutting only 2 acres of timber to sell? Are there companies around BR that would clear the land AND do the dirt/culvert work? Sorry if these are dumb questions but I've never attempted to do anything like this. I figured there were some timber savvy folks on the OB.

Not dumb questions, I'd like to know th answers as well. Would someone cut it to keep the timber as payment/partial payment?

Wood is worth a lot. How much depends on how big, straight, etc. trees are.

Many people today are putting ponds near their homes when they build. In part, I assume, cause they want a pond; however, they save a lot of money on the dirt, that's used to build the pad for house, too.

FYI about clearing land. If you are planning on building on it within 7 years, make sure all stumps are dug up. Once cleared and leveled, you will have sink holes popping up over time from tree roots rotting out.

AS far as getting someone in to clear for the trees, that is not going to happen unless you have large acreage unless a mill is very very close.
