$4,500 per acre? Land is cheaper than I thought in Mississippi. Land in East Texas can go for $9,000 per

These equities are intriguing to me. What does one gain vs going out and finding acreage on their own? Does the foodplot and road maintenance get done in perpetuity?
Can other members hunt your parcel or is it undivided interest?

Just paid $1870 an acre for timber land from Weyerhaeuser in southern MS.

You gain 3000 acres for the price of 165. You can hunt anywhere. Undivided interest in the whole place. Not saying they will always do this, but I have been in equity clubs before and they keep going up in price. Investment. Magna Vista will have a caretaker fixing plots and roads. We have hills and river bottom

When high water comes we still have huntable ground. 2 years ago we were holding 1000s of deer that were refugees

State ended up closing us down that season

Ive never seen anyone loose money these deals, quite the opposite. The appreciation on these type of club shares are crazy.

Couple that with the cost being offset with timber, AG, WRP/CRP payments etc and it can be a smart move.

IMO you are investing in land with the added benefit is you get to hunt, fish private land that you have a undivided equal interest in. If the price per acre is appealing to you and your beliefs/ideas line up with the other shareholders then go for it. But you need to realize that you are going into business with XX number of people and hunting/fishing is simply a fringe benefit.
