Starting an equity club (Magna Vista Plantation) on MS River North of Vicksburg. 3000 acres. Shares start at $500k. Deer, duck, and turkey. If interests email me at josh@backwoodsland.com. I can send pictures and more info.

1) What is the apportioned price per acre?

2) Does it have a lodge already?

How many total shares to be sold?

Will the company retain mineral rights?

At what river stage does it completely go under?

1. $3030 per acre 165 acres per member. Could be more if shares go for more. It would reduce total members.
2. Has a 2500 sqf eating lodge.
3. Timber value $3,000,000 +

It joins Billy Vandevender's Black Bear Plantation. 2 miles from Henderson Island bow hunting only at Henderson. Their last share went for $715k for sa,e amount of acreage per member.

18 total. Could be less shares if we are able to sell for more than 500,000 per share. The mineral rights to be divided among the members. The land goes underwater and 42 feet on the Vicksburg gage. Water starts on the land at around 40 feet.

Then it has flooded 15 times in the last 10 years.....

I would have a hard time spending that kind of money knowing at least once a year my investment is underwater and unusable

I am not interested in a membership. But I can vouch for the fact that Bonham is a legitimate south delta duck hole. Or, at least it was when I hunted it 8-10 times per year back in the day. We had some beautiful hunts in there, especially early in the season when no one else had water and we could pump it.

That is a nice piece of property.

Two miles north of willow point, which is now called Henderson Island. Everything floods inside the levee, but this place has not flooded fifteen times in 10 years.

Sorry just went off of how many times in ten years the Vicksburg gauge has gotten to 40-42' plus
