Help with buying hunting land (Pic included)

So the land I'm looking at buying has the red border. Total of 82 acres. It has a couple of streams running through the property as well as a shallow pond in the 52 acre tract. Not really any crops around the property but A LOT of woods. The property would be mainly for deer and turkey if possible. Perhaps a dove field in the future if possible. I'm not good at judging land so hopefully some of the sleuths on this board can help. Is this a good property? I'm a weekend warrior and would only hunt 1 or twice a weekend. Gun hunter. It'd just be me and an occasional friend.

Guarantee people from that neighborhood go in there all the time. That's all I've got.

I agree with what others said. People from the homes prolly go in there. I wouldn't.

I don’t like the way it lays out. Almost two different properties that are small. I’d just hunt the National Forest if I wanted to hunt the area.

I was up at my father in laws this weekend and he has 11 acres on a lake. His neighbor lives 100 yards away but owns about 60 acres surrounding him. Its his neighbors 2nd home and he is never there, my father in law and him are cordial but my father in law drives his golf cart all over his property and lets his dogs run.
You want as few neighbors as possible OP.
Sometimes that layout long and skinny can be good. I don't think its good in this instance.
Only way it would be worth it IMO is if the guy with 150 acres doesn't hunt at all.
Chicken farm is probably too far away but they usually don't hunt those either from my very limited experience.

I’ve been in leases before where there were houses surrounding it. Total nightmare. Besides kids going around gates and ignoring no trespassing signs, littering having bonfires on the property, people would actually ride horses all over the lease...during hunting season. The more houses were built, the more nocturnal the deer became. This property would be a hard pass for me.

It really depends on the houses too though. Guys kill monster suburban deer on small plots all the time in the midwest.
My main concern here is that this is not likely a middle class neighborhood with fences. Its next to a chicken farm in the country and all houses off the main road, which likely means its a bunch of rednecks and trailer trash. I could be wrong but that's what I'd expect.

I got fifty acres with neighbors. I do have deer but every visitor your neighbors have will be walking around your property! They will make noise and aggravate you. My deer have gotten accustom to it but still sucks to hunt and hear kids playing basketball. Good luck.

Looks pretty unattractive to me. Can you even legally access the 30 acre parcel? It looks like you’d have to jump the corner. In general, access for deer hunting looks poor.

Chicken farms have to smell awful. If so, you want to spend the weekend sitting in a tree smelling bird scat.
