Building a backyard office/guest house

Was wondering if anyone had experience with building a detached structure like a backyard office/guest house?

There are lots of companies that have prefab kits that look great, but are definitely pricey. I've been looking online and found plans at LINK . With the plans, I figure this would be pretty straight forward.

I don't plan on pulling any city permits since it will be in my backyard and not visible from the street(and the fact that the city of dallas is constantly increasing appraised property values).

Any words of wisdom are much appreciated.

When they catch you and you have to take it down you will cry.

You planning on having electric, water, sewer? You are going to need permits.

Cities do use satellite imagery to look for structures like this as well as remodeling that increases a home's size, decks, etc. Your strategy may or may not work out.

Not pulling permits could also give you trouble if you ever decide to sell your house.

I don't know if this would work in TX. If you built the building on skids you could make the argument that it's personal property instead of real property. It's movable and you plan to take it with you when you move.

If you add water and sewer. That dog won't hunt

If you live in a neighborhood with an HOA or Covenants then that's a whole other set of hoops to jump through.

Check codes to see if you can put a trailer built office. One way around taxes.

Huge mistake if you have neighbors for numerous reasons. Call the city and COVER YOUR arse!

Damn...well, sounds like not pulling permits will pretty much make me be in a world of shite. I don't have an hoa, so no worries there.

Just wondering, what happens when I go to sell and its determined a permit wasn't pulled?

I mean technically you're supposed to pull a permit to build a fence, although fences don't have utilities connected to them.

Not sure exactly on this but I've heard it holds up the process of selling and fines or liens are placed till the proper permits are payed for.

I have seen numerous times where a neighbor has turned in another neighbor because a project they wanted to do and got busted by the inspector. HOA has nothing to do with it.
