Those are the three major areas most people would think of. There are certainly similar types of areas in smaller cities (Nashville, Birmingham, etc.), as well as really high end pockets in other places (Charleston, etc.)

not on the westside.

all you have to do is shoot up west end to get downtown. its literally like a 10 minute drive.

That house is on the street closest to MoPac. It has depressed values relative to the neighborhood because of its proximity to road and train noise. Source: I live 3 blocks further east.

You are thinking in Houston terms, which is a different scale than Austin. Having to cross said river is a huge PITA. Also, it's literally a separately incorporated city unto itself. It's a suburb, dude. That's how it is thought of by people here. It's not an urban neighborhood surrounded by city like the Park Cities or River Oaks. It's definitely got a completely different character from those neighborhoods. It's very, very nice. I'm not hating on it whatsofreakingever, but it's just a different animal. It's more like the nice parts of the Woodlands than it is Highland Park or River Oaks.

I have been to Austin literally hundreds of times, have family from there and who live there currently. I know all of this. This is about the nicest neighborhoods and cities. Westlake is without a doubt nicer than the area you described in Austin. Also West U and Park Cities are separately incorporated, I don't see how that matters.

Nick Saban's neighborhood is pretty dang nice. Belle Meade overall is better, but Nick's Northport neighborhood on the lake is outstanding.

I would put Johns Creek, GA up there. 88% white and Asian with a median household income of $110,000. 98% high school graduates, 65% college graduates, average home value of $374,100. Five private gold courses, some of the best public schools in the nation. Violent crime rate of 0.56 per 1,000 residents.

There is no way it's 10 minutes door to door from belle to downtown. It's been forever since I've been there but according to google maps it's 43 minutes roughly
