What do licensed contractors charge Sq ft to gut walls to ceiling?

I'm not sure, but do you really need a licensed contractor to perform demo work of that type? Even if you don't want to do it yourself, you can hire unskilled labor for cheap.

they normally charge by the hour. If you go to home depot you can hire a general laborer for about 100.00 a day.

Saw someone earlier charging a couple of thousand to gut a house.

It's honestly not that difficult of a job. I wouldn't pay very much for it. You can do it with a couple of dudes. Find the beams and then just beat them with a hatchet or something to loosen the sheet rock from the screws then you'll be able to pull it out no problem. You'll have a new sheet every 4 ft up in distance.


Eta - I'm not a contractor. Others will know more than me. I'm just giving info I learned helping people over the last few days.

You can get a cpl meth heads to do it for about a $50 sack and it will be done in an hour and immaculate.


Of course they will need to be strip searched before leaving.

When I do a job, I usually give a person the option of doing their own demo. (mostly b/c I hate demo) If you're nervous about it, just watch a YouTube video or just ask here. We're all more than willing to walk you through it

Some demo work can be a fricking bitch. Try demoing ship lap wall/ceilings/floors...front and back

I don't have the time or fortitude to tear out dry wall, cabinets, flooring, insulation, from 2000 Sq ft house. I'm not trying to cheap out, just don't want to be taken advantage of. Can anyone recommend contractors for quotes

Talked to serv pro, he said for demo, they charge 6-7 a sq ft. I do not remember if this included spraying and drying.

That's criminal. Pretty sure the estimating software uses $3 sq. ft. So they are charging a 100% premium.

going rate for professionals is 6-8
going rate for non professionals is 3-6

Your house will be covered in mold by the time a local contractor can get out to you and bid the job. A majority of our areas "contractors" are recovering themselves, and/or dealing with flooded families.

Thats insane! That truly is taking advantage of people already in a hard place. You need to go find some college or high school kids to come do it for a few hundred dollars a day. I cant imagine it would take them more than a day or two.

We own a construction staffing company and little bro will be finished with his by noon today. He started at 8 am yesterday--1600 square foot rental property. Entire flooring out, all kitchen out, bathrooms out, 3.5 feet of sheet rock and drywall out. His cost for his manpower crew will be about $1,000.00. It's not hard to find good help.

It's not taking advantage of folks if that is actually their rate. Now, if they increased it then that is one thing. But servpro is in the business of making money, and are traditionally high dollar to deal with. OP, find some help from home depot manual laborers on craigslist. Lots of folks looking for work.

3.50-4.00 Sq ft was quoted to my aunt in Central. She had Fourrier construction do it.

If you frick it up, mold takes over the entire house and you are fricked.
Pay to get it done right, that's what the insurance is for. If you want someone good to leave other paying jobs to rush and get yours before mold sets in, you will pay.
This part may be the most important part of the whole process.
