Vinyl vs. tile flooring

Tile is a better investment
You may end up having to spend more in long run with vinyl because of how easy it gets damaged

Vinyl by a large margin unless you have a high dollar upscale place
Reason: grount needs sealing periodically and can stain easily if someone spills something and just leaves it there. Vinyl gets damaged but is cheap to replace and easy to install especially with the no glue vinyl
My family used to have 2 apartment buildings and we had tenants that apparently didnt know how to clean up a spill and definitely werent advanced enough for mop use. I could only imagine having to dig the grout out and redoing it.

Core tech flooring. Check it out. Looks like wood and waterproof. I'm putting that floor throughout the kitchen, living, and bathrooms.

First episode of Vinyl was pretty good. Never watch tile flooring.

Totally depends on the rental unit. Tile is a lot more expensive (unless installing yourself. I've gotten cheap stuff for under a dollar a square foot on sale at lowes). Vinyl will not last as long, but it's the cheapest. Not going to put vinyl in a nice rental, but wouldn't waste money on tile if I was a slum lord.

first it depends on whether its goes on a concrete floor or on pier and beam. For a rental on concrete I'd probably go with cheap tile with epoxy grout. On PB the prep cost for tile would be cost prohibitive so I'd go vinyl for sure. May even go vinyl on concrete If I thought about it some more. Vinyl is an under appreciated floor covering.

Tile grout is a pain if not cleaned like mentioned. I will be doing this soon as I rented to people who didn't clean it well. Rented to a friend to help him out while I was in PA. It's nasty looking.

Another option that really looks good and is durable is vinyl plank flooring. The wife and i put it in the guest room. Comes in a wood grain. Its easy to install requires basic hand tools that every homeowner should have.
Lowes has a good selection, home depot in my area only stocks 2 different. If you go this route get the floating not the glue down, buy a few extra boxes. As tenants move out you can replace the bad spots with little effort.
