*UPDATE in 1st Post* Need home seller & home buyer perspective input/advice

We accepted an offer on our house (after a little back and forth) and the buyer's inspection found some of the windows in the home have lost their seal, resulting in fog/condensation to build up inside the two panes of the windows. A contractor/inspector friend advised me that this issue is purely cosmetic and doesn't warrant replacement however the buyers are asking for them to be replaced.

Would like some input/advice from anyone with experience here or from if you were a perspective buyer, what would you want? Mind you, we've already agreed to come down off the original asking price by $5000 and are also giving $2000 in closing assistance.

Thank you to all who offered advice. I went to the house and there's a total of 7 window panes plus the big window in the bathroom that would have needed to be replaced. I went with my gut and agreed to all of their inspection fix & repair wants EXCEPT for the windows and they also wanted me to add an attic staircase but the house never had one because I didn't want to pay for that option when I bought/built the home. So I declined that also.

I just got an email from my realtor with their reply and they accepted my response to their inspection completely. So... Next step is act of sale.

I would tell them take it as it is. It is a sellers market right now.

We bought a home last August with the same issue and decided against asking for replacement as I felt we already got them to a price we could all agree upon.

What's the sales price? If lowish (less than $150k) stay firm.

Replace the sashes and move on. If it's just a few windows you are looking at a few hundred dollars.

You can replace them for about $75 each usually and chances are you ruined the seal with a hose without knowing it. I'd just do it for them as a kind gesture.

I just had two sashes reworked on a remodel I did. They were $75 each. Popped out the sashes and brought it to a glass company once the replacement glass came in and picked them up that afternoon and popped them back in. Even at $150K sale I wouldn't let buyers walk over such a small amount and little work.

I've seen some remedies while "googling" that includes drilling holes in the glass. Usually performed by a company that offers that service and was about $100 per window.

Would rather not drill holes into the glass.

I'm of the opinion that we've come down off the price enough and I'm also going to repair a few other small items that their inspection report found and they should be happy with that.

We're talking about 5 standard bedroom windows. I'm unsure if both the top and bottom panes in each window are affected so we could be talking about a total of 10 sashes, Stout.

Also, the 4' X 4' master bath window over the tub is fogged. That's approx a $500 window.

Edit to add: going to the house tomorrow to see exactly how many windows we're talking about here.

It's a prospective buyer just so you know.

Be careful, I "stuck to my guns" on a small issue and a buyer flipped out and walked. Said I was "too aggressive". That was over a year ago and house still sits empty in North LA. Damnit.

If they signed an "As-Is" clause then tell them to take it or leave it. If not then just give them a small allowance to use to remedy it themselves. Chances are they will take the allowance and never repair it.

Probably first time buyers and think that they have to have everything an inspector finds repaired. Little do they know that most of those independent inspectors aren't worth hiring for free much less $400.

Exactly.

Despite what people in this thread are saying, it's still not such a sellers market that you don't have to be somewhat flexible. The last time that happened was during the sub-prime bubble and we aren't near there yet IMO.

This. I once had an Inspector write down that a wing nut on the toilet tank was loose. I walked over and twisted it tight while he and the buyer were standing there. Idiot.

There was no as-is clause in the sale agreement.

But they are first time home buyers. I know that. The home is 10 years old and in generally very good shape except for their noted concerns in the inspection.

We put down new carpet in all the bedrooms and also replaced the back entrance door that was rusted from dog scratches before we even put it on the market.

I think I'm going to fix their other concerns and leave the windows.

Agreed.

If the house sits empty for another month it will probably cost him more than the window repair.

It's not exactly a sellers market unless your house is in a perfect location. If it's a $5000 issue I'd say no but for $500 I'd fix and be done. For a bathroom window I'd maybe just offer an allowance if it's too much. Where is the house?

Good luck. If they start to baulk you can always go back with an allowance like I said.
