Give me an example of a city with a true downtown comparable to Hammond that is nicer.

My point I'd rather not live in rural north tangipahoa parish because of what I stated detracts away from what other little positive there is like topography. And the entire state is no where near as poor as that area. I grew up there.

Northern Tangipahoa is crack country while the sourthern portion is methland.

I've noticed that some of the nicest topography in the state is inhabited by some less than desirable residents (i.e. Old South BR, Queensborough/Allendale in Shreveport, northern Tanghi, Opelousas, Arcadia, etc.).

Price per acre depends on what kind of land it is and were it is. Looking for at least 60-70 acres, 75-100 is ideal. 4K-5K an acre is about most I would spend.

I didn't learn much during my time at SLU, but I did learn that under no circumstances would I be settling in the Hammond, La region.

Loranger is a very nice place. And a good school. One of the best in Tangipahoa.
I have lived there my entire life. The comments about the further north you go the worse it gets have some truth to it. But just like everywhere else, it depends on where u are. Stay out the hood, won't have hood problems.
IMO, the Hammond area is the best place. It's centrally located. I can be in Nola, Slidell, Gonzales and BR within a hour. I don't see myself ever living anywhere else

You may be able to find larger parcels in that price range east of Amite along Highway 16. Include in your search, land north of 16 to Highway 10. Amite has Oak Forest Academy, but I don't know much about it. Both 10 & 16 can get you to I-55 fairly quickly.

Or you can inquire about a large parcel of land on Highway 190 east of Robert. Quick question though, would finding unexploded WWII ordnance on your land be a positive or negative for you?

Huh? Compared to what school?

I wouldn't send my kids to public school anywhere in Tangipahoa Parish.

And Tangi schools are much better than Washington Parish schools.

I wouldn't send my goofy neighbor's dog to a public school in Washington Parish.

Hammond, Ponchatoula and Loranger are some really cool areas of Tangi. The Hammond area downtown and SLU are my favs.

The Tangi parish govt is exceptionally well run.

If you have kids they have to go to private school so factor that.
