I'm not that familiar with the area. You do have to drive through kind of a shite hole neighborhood to get tout though. But once you do, it's really nice.


What is wrong with DR Horton homes? Or that DSLR pr whatthehellever? Do they fall apart after a few years?

DSLD builds a decent house but they tend to be pure spec houses. Typically don't have a lot of variation in floor plans etc. but a pretty good house. Horton I would run from. Not saying they are all bad but they throw them up as fast as they can.

Juban parc is gonna be a better area traffic wise. The traffic on Lockhart and getting to fla blvd is atrocious. the thing I didn't like about juban park was how close it was to the main power lines. I've heard horror story's about people with really strange health conditions from living close to the main lines like that. I know many of the contractors that worked in both subd and you don't have to worry about your house falling down on you in either area. If I'm not mistakin tho the lots are bigger in juban parc no?

Eta don't forget about flood insurance too. I would bet juban parc requires a higher amount.

Negative

Willow Point was built by DTD Construction. They are now purely a custom builder and build outstanding homes. WP was their first and only neighborhood build. WP has some new houses in the back that I know nothing of the build quality.

I used to own a home there and know the builder if you have any questions let me know.

Go drive through South Point and look at all the for sale signs. Plenty for sale. Nobody buying. Lots for rent though. Took a great location and hired cut rate subs for cut rate prices guaranteed them easy work for the whole neighborhood. Cut corners with everything. Horribly built and they're falling apart, from finishes to faucets, cheaply and quickly made and the quality shows.

There is a reason DSLD buys large sections of unsold lots in their neighborhoods that stall out and then market the quality build angle on their homes. It's because DR Horton sucks.

Oh, and if South Point isn't enough, go drive through Woodland Ridge in Walker. Horribly built homes. Just terrible,

As an owner of a DR Horton home, I would say stay away for them unless you followed the construction process on a daily basis. I knew what is was getting into when I bought this house, so I followed the entire construction process. Can't tell you how many things I caught along the way that would have been major issues.

They were about to close up the walls before all the insulation was installed and the space between the windows and studs was foamed. They use cheaper building materials as well. The molding comes in pre painted white and is actually composite board, and will warp if it gets wet.

My brother bought a DSLD home, and same thing, he followed the construction process all the way through. His house was better constructed and has has little in the way of warranty issues since moving in

If you are moving to DS, I'd look at subs off Dunn Rd (Creekside is the only sub with DR Horton in it, and not all houses in there are DR Horton). If you are going off of Juban, I'd look into Carter Hills. They are pretty quality homes. I used to work at a place and a lady came in and was talking about her new job. She said she had done her previous job for 6 years but could no longer do it, morally. She was in Home Sales for DR Horton. Said she couldn't sleep at night knowing she sold people such crappy homes. The major problem is they have, or used to have, their own inspectors. So it was a conflict of interest. That is a huge issue and really only the tip of the iceberg. Good Luck.

I can tell you that I feel sorry for the people that initially bought into Juban Park. The houses were first built by a place out of Florida I believe that put in some decent build homes in the 200k range. Then stopped building due to economy then around 2010-2011 a new developer seemed to come in and put up small lower quality builds in the 140k range. That had to hurt the resale of those initial homes.

For DS I like the Plantation Estates area and the subdivisions around it. You could also go with Walker which has a couple of good subdivisions. Collins, Lakes At Fennwood and Three Lakes all seem like quality builds.

Good info. Any idea who would have built homes in Willow Point in '04/'05ish?

We really liked a house in Willow Pointe, but it has been on the market for a while. Seller has already come down 5k and is barely going to break even relative to what he bought it for. Going to take a hit if they put anything into it. Beautiful house with a huge back yard. I'm somewhat skeptical as to why it hasn't sold yet.

The Juban Parc house, however, has appreciated 10-15k in 2 years.

Is it on the first road in the subdivision or the ones behind it? The newer builds I wouldn't buy. Not sure how it would go up in value when your home no longer matches the comps in the subdivision. Could be a good house just now in a subdivision I wouldn't trust my value on any longer. There are too many cheaper houses in it that will allow trashier people to ruin it for you.

Don't know much about Willow Pointe. Layout of the few I see don't look like typical Horton homes. Not sure they are 116 sq foot quality though. I think I had looked at a builders home out there 5 years ago or so. There was a good quality build to that house but I wasn't crazy about the area.
