Selling a Flood Free Townhouse in BR - Timeline

So, I have a Townhouse in the Goodwood area that did not take on water. My roommate left some months ago (I moved away almost 2 years ago and he stayed) and I decided to sell. The realtor wanted some renovations done, which were supposed to take a month, but we are now 3 months in and finally wrapping up. It will go on the market Monday. Usually, it took about 4 months to sell a property in my area. How long do you think it will take now?

So many variables. Your guess would be as good as anyones.

How is it priced? Etc. I wouldnt think the market has really changed much since last year.

This house is stressing me out. I live far away now and want it gone. The mortgage is like $530 not including the minimal taxes and insurance. I wish someone could just assume the note, but they don't do that now. I assume an investor will take it.
