Realtor dilemma

One of the guys in my office signed a sales contract for a house. It turns out his realtor is also the listing agent. He tells me that she is advising him to skip the foundation inspection and some other items on the inspection report are easy DIY fixes. I'm skeptical of the realtor having both sides of the buy and sell. It seems like she is more interested in selling the house than representing his interest. Thoughts from any real estate pros? Is this common to list and sell?

Wonder if she showed him only the houses she listed???

So much potential for shenanigans from this scenario.

Seriously. I'd pump the brakes hard to pay for inspections from someone that does NOT do business with her or I'd walk away from her altogether.

Dual agency is very common.

Its common to list and sell, but often times, you dont want to use the sellers agent as your agent if you buy

Listening and Selling Agent can often be the same person.

She must suspect that there are foundation issues. I would probably report her as well....all the while telling her that she is going to cut her commission.

If it is common, how does he protect his
Interest? I told him he should get the foundation report and have them pay for it.

The foundation is not a easy diy kind of thing.

I had to pay $16,000 to get mine fixed. It was a nightmare.

Ask you friend if he can think of any reasons why the realtor would recommend against any type of inspection that doesn't include the preservation of her commissions?

A competent, HONEST realtor has no business recommending whether or not a potential buyer should have a foundation analysis done on a potential property.

Tell him (you) to break out of the contract and give her (the Realtor) the reason why.

If she (the Realtor) fights you on allowing you to terminate the contract early, tell her that you will cause a stink.

Since the realtor is a foundation expert? I'd report her arse because that could end up costing your buddy tens of thousands of dollars

report her arse. I reported the agent I used to sell my first house because his appraisal guy purposefully low-balled the shite out of my house in an effort to make a quick sale. Even used a foreclosure value in the comps. The house ended up selling for $12,000 over that initial appraisal.
