Real Estate People: Places to build in South BR

My wife and I have been kicking the tires on a move. We currently live in Jefferson Terrace, which (to me) has been the most convenient neighborhood I've ever lived in. But we're looking to build. And sadly, there's not a whole lot of options in this neighborhood.

It seems the logical direction BR is going is south, down Airline. But all I've found down there is typical suburbian, vanilla type developments. (Woodridge, Briarwood Estates, Shenendoah). I know there's some cool stuff popping up down Bluebonnet (Perserve at Harveston, etc) but other than that, where else is there to build if you don't wanna hit up the AP/LP meth-land?

Where would you go if you were looking to build a 4BR/2500+sf house that's poised to be in a decent area for the conceivable future?

Gadere, land is cheap and once it becomes St. George they will tax the riff raff out.

I live in JT as well. What street are you on? Also, why not try the new area behind cal/Danbury? I know they just finished a house back there recently. is there any other area back there?

We're in the 6th filing - in the Tanwood/Ceaderbrook area. Been looking at some stuff over in Jefferson Highlands, but any lot you see in there never comes up for sale. People just start building on it.

I also dig some stuff in Bluebonnet Terrace, but again, nothing to really build on over there...

Also, looking in the JT area, there's this development called Rose Park off the old Bluebonnet. It obviously used to be one of those huge lots on that old road, when shite around there was all farmy. But lots in there, in that one little street, are going for like $140K. I mean, I guess if that's the going rate for something you'd want to build on, then that's just the way it is over there.

But paying $140K for a lot seems just downright insane.

Is that how much shite is legitimately going for around here?

Stay there and add on! You will miss the convenience of living close to everything and moving anywhere in South BR means traveling Bluebonnet every day.

I've tried to imagine every conceivable way to add on to this house. Because this really is the greatest neighborhood in town. But there's no virtual way to do it without literally having to bulldoze 75% of the entire place.

Jeff Terrace lost it's luster years ago. I don't like where its heading.

Knowing where that is exactly would be a big help. It used to be Florida Blvd, but now I think it's I-12. In twenty years I have no doubt it will be Highland.
