I'd get quotes from local AC companies about this as well. Ask them to give you a written timeframe on to replace the specific components that were broken. I'd say no more than 4 days to get the parts and have it installed

This is generally considered to be 7 days. But the fact the landlord was making a good faith effort to have the ac fixed and provided a portable ac will be looked on favorably by a judge. And in many states/ cities, 85 degrees or 20 degrees cooler than the outside temp is considered an acceptable temperature inside.

sorry, any judge will laugh at 90 deg temperatures in the evening. i got 0 sleep those 2 weeks because I'd wake up sweating, the portable AC barely did anything. I documented the temperature every day

property manager got all emotional and wont give out the info, im just gonna drop it for now and keep it in the back of my head come renewal time

tell him to pick up the 4 extra days and yall can both meet in the middle since everyone knows it wont take more than 4 days to repair the AC. he gets to frick you out of 3 extra days like that. wont hurt to throw it out there.

When you say give out the info, do you mean she won't give the owners names and addresses?

I'm sure some online digging could turn those up if you really wanted to.

He wouldn't be paying $1300 per month if there was no A/C. The A/C is part of the package and literally makes the place unlivable without it.

exactly. when I agreed to pay $1300, I was under the assumption that I'd have AC. His argument was that 7 days is the reasonable threshold and that the 10 day overage is worth 1 week's worth of rent, and that's bullshite. 2-3 days is reasonable. even if i went with the shitty 7 day thing, it was 10 days, not 7.
