Question regarding rent credit for broken AC (18 days with no AC in August)

Compressor went out on the AC at my condo and the owners used their home warranty with Old Republic (shittiest company on earth) to have it replaced. Long story short, it took 18 days for them to fix the fricking thing. I was given a portable AC unit that got my bedroom down to low-mid 80s at night, but the rest of the place was still at 87-90 at all times.

The owners offered me a rent credit of $325 (one week's worth - rent is $1300/mo). Does this seem fair? I expected more, but im not sure it's worth arguing over.

frickin miserable 18 days, wouldnt wish that on anyone. Can't cook, can't take hot showers, you sweat just from sitting on the couch and watching tv lmao

How many hrs were spent in the home with no AC? Since you stayed living there, I would think a week's worth of rent is fair.

Also 18 days to fix the AC? You should have gotten a hotel.

OR uses the shittiest contractors. First one no-showed twice and got fired, 2nd one took forever to get parts in and then even longer to get out here to fix

This. You saved them money by not demanding that. The place was uninhabitable with no A/C in August. The least they could do is refund your rent for the time when you were there and the A/C was out.

Look at your contract and see if you can refer to anything that will help your argument.

poor thing, back in my day we didn't need air conditioning, we were happy enough not speaking japanese!

You're place was pretty much inhabitable for 18 days. Pay 42% of the months rent and tell them you're doing them a favor. It's a lot cheaper than them having to find you another place to stay for those 18 days.

Id look at what the cost would be to rent a micro suite type hotel for 2 weeks. they are usually cheaper than renting a regular room per night. then ask for that.

Let them know that you don't feel like it's enough to compensate for what you've dealt with and let them know what you think is fair and reasonable. I'm not sure what kind of recourse you have from a legal perspective but I would check your lease to see what it says. They have an obligation to fix things in a reasonable time frame.

my dad is an attorney and he told me at LEAST $500. Lease states that I can not fix anything myself, but all repairs must be made in reasonable time. I'm not gonna take them to small claims court or anything, but my dad said we could long-dick them if so. They'd have to come from Texas and hire a lawyer

In retrospect, you'd have been better off addressing this when the A/C went out.

Obviously you didn't know it'd drag on to 18 days.

With no prior agreement, you are kind of at the Landlord's mercy as you accepted the continued use of the condo during the outage.

A couple of other factors are how much longer do you plan on being there and have you done anything that might impair your damage deposit? You can win the battle by asking for more off now and lose the war at the end of your lease with a hefty ding against your damage deposit.

yeah, I'll probably be here another 2 years before I buy a house, I just dont want them to get pissed over this and then shaft me later. I texted the property manager that the number seems low so I'll see what he says

You can contact the Texas Tenants Union and find out your options. Assuming that you're in Texas. My guess is that they'll concede the additional week. They either threw that out there to start low or may not have even given it a lot of thought in the first place.
