Question about student living by LSU.

What is the best and most stable area for college kids to live in near LSU? With the post about the shooting the other night it is apparent that students don't like the new complexes after the first couple of years when the newness wears off. The north gate area is a ghetto, Tigerland is a ghetto, and these new complexes will be run down in the next 10 years. What is the area around campus that will be viable student housing over the long haul, or is there not an area because it's cyclical?

I'd say to get 1 buddy and find a 2bedroom or 2 buddies and find a 3 bedroom and go find an actual house to rent in the Southdowns area.

Granted, there is a rule that 3 unrelateds cant live in the same house so you might have to grab a relative of yours, depending on the landlord.

Just tell your children or yourself to aim high in your academics and go to a school outside of Louisiana.

North campus, but the ghetto is always close.
I would say the best area is between campus and E. Boyd, but a lot of the nice affordable complexes have been torn down in the last year to make room for mega complexes.

You'll get the best deals north of LSU. Hell, you can find 3 bedroom houses for under $50K north of McKinley.

especially with Uber this is a much more viable option then when I was at LSU. I lived over there my last year at LSU.

Uview and Burbank esates are generally fairly well kept up (compared to the cottages)

But would students really want to live in that area and would it be safe enough that you'd feel comfortable if your kids were living there?

If young, live by campus and the bars. If older, get a house away from campus. If you're buying, try and find something in Southdowns. I lived there for 3 years and loved it

Buy a house across the river and tell them to get two roommates. Charge em 350 a month plus split utilities.

Sell it when the kid graduates for a profit.

You can find home for lease in the Garden District. You're close to Government, but I didn't really have any problems.

Seriously that area is dangerous as frick. You can hear gunshots at night pretty regularly around there and wandering around alone after dark is a bad idea. The nicest area around LSU imo is the Southdowns area. Otherwise you are slumming it for the most part.

Yup. It's close enough to campus so you can't justify not going. Close enough to the interstate where you don't have to sit in traffic. You have a house with a yard. Houses are pretty much all good quality. Close to overpass bars. Uber to Tigerland. Don't have to live by people constantly partying. Chicks dig dudes with houses.

Not really many negatives

I stayed on Harwich for 3 years. I had zero problems over there.

Do they still do the Halloween Block party over there? That was always a rip-roaring good time.

Smaller/individually owned apartment complexes tend to be more quiet/safe. Companies that own the large complexes will rent out to anyone who will pay them rent. Individually owned units are usually inhabited by the child of the owner or someone they know and trust.

This. The "3 unrelated rule" is sometimes used. They see you and think you're going to be a problem. Like, you're "too young" (18-21), you're dressed like you don't care/ have a job, or you're not from BR.

I've seen parents, who have multiple kids, buy a house. Charge rent for the other 2 occupants to pay the note, and then there's a place for their other kids to live when they go to college. Once the kids are all out, they fix it up and sell it.

live like responsible adults, and no one will care who lives there. park a bunch of trucks in the yard, make a lot of noise, don't mow your lawn and generally shite the place up, and someone will find a way to run you off.
