Property values inside Houston's west side loop have more than doubled in 15 years

Will property inside the loop ever become affordable for the upper middle class again? I just don't see how so many homes can continue to increase in value and sell for $1+ million. 15 years ago it wasn't hard to find a home inside the loop that a upper middle class family could afford. You can forget about it now.

It's not just the price of the home, it the ridiculous property taxes.

I moved from inside the west side loop out to the burbs in Cypress a year ago. The property tax rates in the city aren't bad, especially when you consider we have no state income tax. The rates in Cypress are another story.

That's an annual ROI of 4.8%, which is well below historic stock market returns and falls squarely in the average annual home ROI of 3-5%.

So yeah. That's pretty typical.

I think values have tripled in desirable hoods in the city. I know my house, or I should say my dirt, has nearly tripled in value in the Dallas Lakewood area.

yeah if I was in my current financial situation 15 years ago instead of 8th grade I would be shopping in West U right now.

no I can not. It would be nice if I could but at least I a smart enough to not over extend myself and end up in debt like most Americans.

Property values in most big city urban cores are increasing. Also I would bet taxes in Houston are actually lower than in many of the newer Texas suburbs.

I bought in Shady Acres 3 years ago for $450 and my neighbor with pretty much the same house next door is listed at $539 and I expect they’ll get ~ $520ish. My kids daycare friend lives a mile away outside the loop in Oak Forest and their house has to be $1.2M cause I feel poor when I come home after being over there. It’s all about being zoned to the right schools in HISD.

The 1.2M house built 2 blocks over, same lot, similar floor plan is 800k when zones to the less desirable elementary or middle school.

If I didn't have children, I definitely would not have moved outside the loop. They have great restaurants and bars inside the loop. Also, the commute is great. Now that I'm living in the burbs, I don't know why someone with an empty nest would still live out here other than it just being home for the past 30 years. It seem crazy paying these taxes for schools you don't use anymore.

Agreed much better social scene for people who don't like just sitting at home and the commute is 10 times easier.
