I would file a Mechanic's lien on his place in the meantime. It's cheap and easy to do. When you do it find out who his mortgage is through and send them a notice as well. Once his bank gets notice that there is another lien on his place that might light more of a fire under his arse.

I have been down this road a few times over about the same amount of money you are looking at all the way into thousands for some roofing jobs after Rita. It may or may not get you paid but it doesn't hurt. I have a few that never paid and the liens will fall off soon in accordance with LA law but I can go renew them if I choose to which I will on the slim chance the person ever sells the house.

ETA: The first step to anything in LA is a certified letter.

I hire people to do work of this sort at my place from time to time. And I would much rather hire someone who holds me to a higher standard than that because I know they will run a tight ship. Don't be afraid to fire customers who waste your time in collections and you will find better customers.

You don't have to do certified letter. The petetion on open account suffices as notice under the open account statute. But if you file and he pays in 30, you don't get costs and fees. Half the time, the letter is enough, which is obviously easier than filing a suit.

Have you billed or invoiced him in writing?

No. We agreed verbally before work was done on price. It is on text between both of us. But it won't be a problem to write up an invoice and leave on his door. I'm tempted to go to his house at night when I know he's home and try and confront him, that is if he would answer the door.

Don't confront him.

Send the certified letter. Then go to small claims court.

Stay professional, keep it business and not personal. That will benefit you much more in the long run.

no way I would do that...nothing good will come of it...

as the others say, I would send him a certified letter stating that he owes you for work performed and that your next step is small claims court...put the invoice and remittal instructions in with the certified letter so you are sure he gets it...

Just cut his lawn one more time and blow a hydraulic line on your mower. You could also lower your deck and scalp his yard taking out a few sprinkler heads in the process.

Your money is gone but maybe the satisfaction you'll get by wrecking his shite will be worth tree fiddy.

It may not hurt to go by. Don't do anything dumb. I talk to my lawn guy all the time, sometimes he comes back if my wife doesn't have cash when he's there. No big deal, really. Just ask when you can pick up your check.

Or just send an invoice and ask for payment in 30.
