Need idea for land use.

Own a small piece of land (75 x 75) on major highway in a populated area. Zoned for commercial. Land is too small to build a building with parking. What else could I do with it besides a snow ball stand?

1) Donate it to a land conservation trust
2) Find shady appraiser to say you could have built a luxury hotel there worth millions
3) Take massive tax deduction, potentially for years, for the difference between the conserved land and the made up appraisal figure
4) Hope to avoid any audits
ETA--side note, has the absurdity of some conservation land trusts ever been discussed here or the Money Board?
