You've come to the right place. When you say "far below value", do you mean like from Italy below value or from Africa below value? I'd prefer the latter but opinions vary.

That's right. Restrictions are filed usually right behind the first plat subdividing a larger tract. Well before any sale of a lot. Each sell off or deed of each corresponding lots mentions that the sell is subject to restrictions set fourth, any servitudes and ROW, and any reservations.

Look at the HoA's putting liens out for bullshite and tell me they aren't threats to private property once someone with a power trip comes into the position of authority

Which country in Africa are you comparing to Italy? Since Africa is a continent, with many nations that have much wealth, which country are you using in your comparison?

This is not going to end well for anyone (except maybe a couple of lawyers). If you can move before they start building the smaller houses, and you are truly worried about home values, just move. The time, money and stress associated with fighting over this will never be worth the difference in your home price.
