Need advice on raising/leveling my house

So I live in wild Metry, and like all places, my dirt shrinks and swells with the water table. This has caused my house to be all jacked up. Floors aren't flat, doors and windows don't close well, porch isn't level with the threshold anymore, etc.

It's a raised (1ft) 1300sqft house, and I want to get it raised another foot for access, and obviously leveled.

Can I do something like cable lock to prevent it from bending in half again? What kind of cost am I looking at? Any contractor recs around the area?

Pier and beam is always going to need some leveling over time. Without pouring a substantial footing/foundation your going to have to level it periodically

I don't live in a trailer, but that doesn't change the fact that you don't know how trailers work....boom

So I found out that most of the joists are rotted out under my house, but the frame is still good. They're gonna have to dig a big hole under my entire house to replace them, and then they can jack up my house.

Got two quotes:

Cable lock = $80,000
Other foundation guy = $23,000


Moral of the story is not to waste your money on home inspectors. I had two look at my house before I bought it, and they missed multiple things, this one being the worst

I just had one inspected yesterday I hope my guy was better than yours. Sorry bout your luck

This guy did my old neighbors house. Came out very nice. He works all over the state.

My advice would be to have a structural engineer come do a full report on your home before spending money on repairs. They charge around $300 for a survey - they will tell you exactly what needs to be done, and the good part is, they have no skin in the game, so they're not trying to sell you anything like a foundation company will.

I've leveled a house before with a 10 ton porta power. But with only a foot of space underneath that probably won't work.

I think the problem is that an engineer wouldn't be able to see what is going on without the repair guys digging up under the entire house.

Will talk to the guy about it though. Supposedly he's a third generation house raiser. They've been in business since the 40s IIRC

can you do your own inspections/ I feel like I would catch more than a guy who pulls a fold out ladder out of a car trunk and tries to stay clean.

Mortgage lenders want a professional inspector, I wasn't able to be there when mine was done but I sent a good friend who is a contractor to observe and poke around as well during the inspection.

I would think you could do this for $10,000, probably less especially since the house is 1,300sf. Do you have any buddy's in construction or engineers? I have a commercial construction and development company and I knowthat I could put together a crew to do this if it was my house.
