I just shared actual proof on land we own and manage that it isn’t the “worst” ever, and I’m not subscribed to WSJ to read the article. Trend is positive.

We planted 36,000 trees last weekend on the land we cut last year.

If anything, it’s highly regional I guess. We have a new sawmill in the region, which has helped the market recover. Having land that is accessible helps in a wet season, as well. A guy in the okeefenokee swamp can have all the trees he wants, but if it is underwater, it will be tough to make money.

not an expert but kinda seems like as long as rates are low, people are going to continue to build, and lumber will stay high.

I work for a Truss manufacture ... lumber is up close to 175% since March of 2020...
7/16 4x8 OSB was $8.00 back then it's now $38.00 sheet...
That 48K bid you got 3 months ago would’ve been closer to 28K this time last year

It’s so bad that I’m getting mail from loggers asking if they can log my land. Maybe I should call them back and see if letting them take the most mature timber is worth the mess they’d make.

Makes me nervous to build a home anytime soon.

I can see new home building cutting back and people just buying existing homes. At least for the next 3-5 years.

So, wouldn't the price of lumber increasing also increase the price of existing homes?

You are buying a lot of lumber when you buy a home.

Home costs for my company are up 25 percent in the last 6 months. We are being squeezed because appraisal values are far behind what it’s costing.

I own 40 acres of pines in Mississippi. Thinking about buying me a Wood-Mizer saw mill to mill the wood I need to build my cabin there. Only problem is drying it.

I know a few builders who are buying their own mini mill to help defray the escalating costs of lumber

They say that for under 20,000 they can have their own mill and produce enough lumber to build a 2,000 sq house in a day and save over $5,000 per house.

Does that math sound right?

It would be a great business venture at the moment. Its not just lumber that becoming an issue. My godfather drove from Texas to LA to visit and had to buy his cpvc in laplace. Couldn't find it anywhere on route
