Issue with apartment complex over AC unit

Going on three weeks now, my AC unit will not cool. Have submitted three service request and maintenance just comes out and charges the unit with freon and calls it fixed. The last two 'fixes' have lasted less than 24 hours. Each time I've expressed that the last maintenance guy did that and it's not the answer but get the run around. My AC unit literally has ran 24/7 for the last couple of weeks just to keep the temp at 80 degrees so there is no telling what my bill is going to look like. FWIW these are expensive loft apartments and not run down potholes. What is my next course of action? Is this worth getting a lawyer involved?

Lawyer would just bring unecessary adversity.

Go talk to them firmly but nicely. Bring your bills. Try to negotiate rent off next month. Be persistent.

if your service requests are documented, call an AC repair guy, pay them and take it off your rent. At least threaten them with that scenario, document that and then if they don't fix it go that route.

look if the city you live in has any renter's rights organizations that can assist. Bigger cities have these types of programs to assist the poor with slum lords, so you can use them too.

instead of just submitted a maintenance request through the resident website, why not go to the office and talk to a manager?

Talked to a manager last time over the phone. I don't have the luxury to leave work and talk to them in person. I expressed simply charging it with freon is not the answer. Within a few hours a maintenance guy showed up with a bottle of freon to charge my unit. I told him as well. He said that's all he could do but will get someone to look at it within a week. That was three days ago. I just think this is inexcusable. Charging it with freon works at first but within 12 hours is back to 80+ degrees.

Tell the AC repair that it is illegal for him to recharge an AC unit with a known leak and if it is not repaired, you can report them to the EPA and they can be fined up to $40k.

I had the same issue, so I took it a step further and replaced all the bulbs in the apartment and bought a window unit. Of course since these are more upscale apartments the manager was not happy about the window unit. I then proceeded to give them two options: Let me have the window unit or prepare to deal with my lawyer over the inability to provide me a comfortable domicile. They let me keep the window unit.

If it's not in writing from you, the problem does not exist, legally.

Document it all. Send in certified mail to the landlord. Ask for rent concessions in that letter to make you whole in what you paid for by renting.

Most likely in your lease, you agreed not to offset the rent by paying for maintenance and you will be in default if so and liable for possible accelerated rent through the end of the term.

Contact corporate. Try to keep track of dates and times. Did they not even offer a window unit until they solve the problem?

EPA won't do anything if the system holds under 50# of freon so there's no legal way to make them stop adding freon to a leaking unit.

What i'm saying is you have no legal recourse.

Same thing happened to me before, many years ago. Turned out to be the thermostat. Also running it at 80 is pointless and you should just save the money wasted by turning it off.

Had a similar issue, not quite as bad though.

Our AC could maintain the temperature at 78 all day while not home, but in the late afternoon it would take hours to cool the apartment 2 degrees and it would not get cooler than 76. Of course the maintenance man came on 2 occasions and simply added freon. I called the office and told the girl that it wasn't working and she proceeded to tell me "well when I leave for the day I just set my thermostat to like 77 instead of turning it off so it cools quicker when I get home." Uhhh, yeah, no fricking shite, that's not what this issue is. And then she suggested leaving ceiling fans on during the day. I was getting pissed because I thought they were being deliberately obstinate but I think she was just retarded and couldn't understand that the issue was insulation related. Long story short, I finally convinced them it was insulation related and the problem was resolved. But living in south LA in the summer in a domicile that doesn't cool off is fricking torturous and miserable. It took us about a month to get the issue resolved.
