If all of this is true and marriage is what she wants, then she needs to tell him that. If he isn't going to marry her, then she either has to be happy not being married or she needs to move on. Those are the only 2 options.

Maybe the guy does truly love her. Maybe the guy doesn't want to risk losing a good portion of his assets in a future divorce.

you don't. here's an awesome song my cousin wrote about being in a relationship with a guy for seven years
they were high school sweethearts, played in the church band together and moved to nashville after college for him to pursue a career in music. she finally realized that he was never going to marry her and left him. she had no underlying motive such as money
you can't talk to people about their relationships. you're wasting your breath. you can be as rational and objective as you want and totally right, but you don't have the feelings that person has for their SO
