House building / Lot Help

Can anyone provide any insight re: this being a big undertaking to remove the fill or is it not a big deal?

There is currently fill on the lots ( 2 combined - 50 x 150 each= 100 x 150) which was from a man that was building a house there. He was killed so the project never finished.
According to Planning and Permits, a new permit would need to be issued for removal of the fill. The existing fill MUST be removed because the previous permit was issued under the old flood maps, which changed in 2012. A permit runs approx. $40-$100.
An engineer would need to verify the measurement depths and a soil sample may also be needed.

So now the lot is in a flood zone and you'd have to build on piers?

The GapToothLover can explain this to you. He helped explain it to me.

Always was in flood zone. Was going to have to be on piers anyway.

It depends on the municipality/Parish it is located in to some degree. There are subtle to major differences from one jurisdiction to the next.
You need to get someone conversant with the specifics of the regulations where the lot is and have them tell you what your options are.

Talk to your Parish Permit Office and ask them to recommend an Engineer for you. Then contact your realtor/homebuilder and ask for a recommendation from them.
Get estimates from both. See which one you like better.

Yeah. The Gap said call the parish. He's afraid to post and asked that I remove my earlier post.

I guess the fact that fill was brought in and will now have to be removed, confused me.
I assumed someone was trying to get it done before the maps changed.
This flood zone/ fill stuff is routinely ignored, anyway. That said, if they catch you, it could be a PITA.
