It’s in Choudrant.

Pretty property, but there’s no way to get to it without passing meth labs. Unless you own a helicopter.

No sense singling out Choudrant,

You just described all of rural America.

We sadly have to accept Strop City.

Nah Monroe can claim Richwood, Lakeshore and Sterlington. Bastrop stands alone as the highest violent crime rate per capita and claims Mer Rouge, Beekman and Collinston. I live in the pretty village where you don't have to worry about catching a stray bullet

I’m not sure Bastrop can claim anybody. Literally the only thing there is Simmons and a Wal Mart. Mer Rouge, Jones, and Bonita actually prop it up from ghetto status and let’s face it, Bastrop will become North Sterlington in about 20 years.

Back on topic, Choudrant isn’t really a bad town. Most of the meth is back down I-20 in West Monroe. This house is really just a camp and the only incentive would be a membership at Squire as part of that sell.

Ruston is the nicest small town in Louisiana

What does that mean exactly?

It means that all of the other small towns in Louisiana are worse than Ruston.

Full gut bathroom. Might think about it then.

Looks like somebody had boxes of early 2000’s builder tile left over.

The barn theme and plethora of pine would get old.

It's the new play, since Squire Creek LINK / was built the Choudrant School District has become desirable.

It's the trendy move now to move to Choudrant, land is going for 10k+ an acre.

Andrew Whitworth and Kyle Williams both have big spreads out there.

I live in Choudrant.. Love it.. nice place, but way too close to the train tracks for me.. Don't know I could get used to the trains coming through all the time. Think it is overpriced about 100K IMO, especially close to the tracks.

I love it. I see 35 year old houses here that millennial are trying to "flip" for almost 100% over buying price. I get a special feeling when I see them sit for a hundred days or longer.

$425 to $450 is a better price. Who ever built it put a lot of unnecessary money into it. They'll never get their money back.

Choudrant is not a bad place to live. It's got a good school district and right in the middle of North La. Lots of rich folks moving out of town and building in the area.

Depending on how close it is to town, it could be a good place to run to when shtf.

Looking at google satelite what are all thise long buildings within a few miles in several directions? Are those chicken farms? And if yes does the smell waft in the area of this house? Some seem pretty close.

Your statement is too generalized. Louisiana has some of the cheapest average property values in the country, and a house that’s situated in the boonies has no business being priced that high. And if someone is stupid enough to pay that much for a house that has little to no amenities, then that’s one less person moving to a state like Florida where you actually have amenities that justify the housing prices.

Outside of New Orleans, there isn’t a single damn home in LA that’s worth 525k. And even New Orleans is still a crime ridden shithole with a completely inept police department

And its not practical. Don't think there's a ton of buyers that want 2700 SF with only 2 bedrooms.

You need to pull back from the ignorance. The houses in Louisiana may not be worth it to you, but there are thousands of homes sold each year over half a million dollars so your statement is demonstrably false.

There aren’t many places in Louisiana I’d enjoy living but there are a few and Squire Creek in Choudrant would be one.
